Our story

Every crawlspace tells a story

This company started because too many Charleston homeowners were being sold the same package regardless of what was under their house. A full encapsulation quote before anyone had taken a single moisture reading. That is backwards, and it costs people thousands of dollars they did not need to spend.

Every home is different. A 1940s house on James Island with a low, damp crawlspace and a 2005 build in Summerville with a torn ground cover need two different answers. The soil, the grade, the age of the framing, the ductwork, the way water moves after a hard Lowcountry rain: all of it changes the right fix.

So we inspect first, always. We read the space, photograph it, and take the numbers. Then we recommend what the home actually needs. Sometimes that is a full encapsulation with a dehumidifier. Often it is a proper vapor barrier and a cleanout. Occasionally it is nothing at all, and we say so.

That approach is slower than selling a package, and it is the reason our work comes from referrals: neighbors, past customers, real estate agents, and closing attorneys who know what they are going to get from us.

    A thorough inspection

    We go all the way under the house, not just to the access door. We look at the ground cover, the piers, the subfloor, the insulation, the vents, the ductwork, and any sign of water moving where it should not.

    Labeled photo documentation

    Most homeowners never see their own crawlspace. Every job comes with labeled photos showing what we found and where we found it, so you are looking at your house instead of a sales brochure.

  3. 03

    Moisture readings

    We take wood moisture content readings at the subfloor and joists, plus relative humidity in the space. Numbers settle arguments that opinions do not.

  4. 04

    Plain-English reporting

    You get the findings written the way a neighbor would explain them. No jargon wall, no scare language, no vague warnings about what might happen someday.

  5. 05

    Honest recommendations

    We tell you the smallest fix that solves the problem. If your crawlspace needs a vapor barrier, we quote a vapor barrier. If it needs nothing, we tell you that too and we do not charge you to hear it.
