Three steps from the first call to a crawlspace that stays dry.
A technician goes all the way under the home, not just to the hatch. Ground cover, piers, subfloor, ducts, insulation, and vents all get looked at, with wood moisture and humidity readings taken as we go.
You get labeled photos and the actual numbers, so you can see what we saw without crawling under there yourself. Nothing gets described to you that is not also shown to you.
We write a scope for the work the readings support, at a flat price. We say what is urgent, what can wait, and what needs nothing at all.
Why it matters
A house breathes from the bottom up. Warm air rises and leaves through the top of the home, and the air that replaces it gets pulled up from below. In a vented crawlspace, that means the damp air under your floor ends up in the rooms you live in.
That is why the first sign is usually a smell, not a puddle. It is also why a dehumidifier upstairs never fixes the problem. The moisture is coming from the ground, so the ground is where we start.
Charleston makes it worse than most places. High water tables, long humid summers, and foundation vents at grade keep pulling wet air into a space that never gets a chance to dry.


The honest middle
Scare quotes are common in this trade. A homeowner gets shown a few dark photos and a five-figure number for work nobody measured. We do it the other way around. The readings come first, and the scope follows the readings.
Sometimes the honest answer is that your crawlspace needs one thing. Sometimes it is that it needs nothing at all. You will get that answer either way, in writing, with the photos to back it up.
