Why Charleston crawlspaces stay damp

The peninsula is surrounded by water and built on ground that holds it. Tide, rainfall, and a high water table keep the soil under these homes wet for most of the year. A vented crawlspace pulls warm outside air across that cool damp ground, and the moisture condenses on framing and duct lines instead of drying out.

The building stock adds to it. Brick pier foundations, low clearance, patched plumbing, and decades of partial repairs make for crawlspaces where nothing was ever installed as a system. We usually find two or three layers of past attempts under one house.

The fix is rarely exotic. Clear the space, seal the ground, fix the water that is entering, and confirm with readings. If your home only needs a barrier, that is what we quote.
